    We will look at absolutely anything. We buy resi for flips & holding, as well as commercial - Industrial, farmland, retail, pubs. petrol stations, Libraries, jobcentres....If theres an angle we will buy it.

    Hello Thomas,

    We also let out a spare room in our family home. We get £100 a week, but only accept contractors who are working away from home Monday to Friday, so weekends are entirely family time.

    We advertise using Spareroom, and are careful about referencing. It would take a long time to accumulate enough for a btl mortgage in your area though, so maybe do a Google search for best buy to let hotspots?

    You could buy cheaper property in other parts of the country - it wouldn't need to be near you if you used a letting agent.

    Personally I think that's a good idea anyway (even if you live close enough to be a hands-on landlord) because it creates distance between you and the tenant.

    In our experience (and we've tried with and without an agent) tenants seem to be more reliable with rent if they're paying to a company that they perceive to be big and corporate. That's my penny's worth, hope it helps!

    Sound advice there Lsutton

    Unfortunately I haven't got a spare room right now due to having only a little two bed and needing a room for my little boy.

    I'm probably going to have to do it the hard way over a few years maybe push for a few bonuses and not buy flash cars Wink 

    We will be converting the loft into an additional bedroom in two years by remortaging once the fixed rate period is over.

    It's cheaper to do that than buy a bigger place after stamp duty etc. Plus it adds 20% to value to a property. Which = equity £££

    I suggest you go along to your local property group and make a few contacts. There are often people looking for jv opportunities and you would bring valuable skills to the table.
