Ball part cost of a simple loft conversion?

There seems to be lots of Victorian 3 bedroom terraced houses for sale in my area that with a loft conversion could be rented as a 4 bedroom house. What is a rough cost of a basic loft conversion in the Stockport area?

(I am just thinking of 1 or 2 very simple bedrooms with a few roof lights maybe with a shower room)

It's ballpark cost for a loft conversion in a 2 bed terraced in an area I am familiar with. The price will flucterate obviously depending on certain things on seeing the site ( position of stairs etc) that's the reason for the wording ballpark

Thanks for the answers.

I was working on £20K to £30k when I was playing with some numbers the other night. The yields I was getting after a loft conversion were not much different to without one, but here are lots of 3 bedrooms on the market to rent, but very few 4 bedrooms.

The two answers have confirmed that my numbers were about right so is a option that may be worth considering.

Raises an interesting question:

1) At what retail sale price per sq ft doees the Tribe consider it worth doing a loft conversion. Obviously in London where sq ft retails for £400 to £800 per sq ft its a no brainer but outside London??

2) Or alternatively would you loft covert for cash flow alone rather than capital gain eg if you create sq ft at £100 sq ft and it retails only at £140 ie marginal unless cash flow benefit on rent, what would rent per annum would you want to see before you invested in a loft conversion??

Another factor is if a rewire and/or replacement heating system or reroofing is needed as they overlap with some of the cost of a loft conversion. The properties I was thinking about have downstairs bathrooms but 3 large bedrooms, so could have one bedroom converted into a bathroom leaving space for the loft stairs and a study or box room.
