Having a nightmare with builders/architect....

Hello tribes

Some may have read my posts about difficulty I am having in getting my 2 bed flat refurb off ground. I employed an architect to prep a spec, go to temder and manage the process but he ran off with my money befor foing to tender. I have a spec and have gone to 6 builders but either their prices are crazy (eg £5k for new boiler when I am providing rads and boiler at £1200) or they want day rate or the prices are so fluid any agreement means nothing... I am thinking should I employ trades myself rather than get wrapped up with builder who is not doing the work himself and could be marking up by 50%....is this crazy do you thiunk given I have little experience. Basically the spec falls into 5 parts

1)Demolition
2)New works to kitchen, bedrooms hall which involves batten out celings, PVA walls and celings, some pater boading, preparing walls and floors for tiling
3) Plumbing carcassing involving new weaste plumbing for bathroom and installation of new 28kw bolier with 7 rads (ground to be chunnelled)
4) Electrics there are 13 amp sockets but some 40 LED's to be fited in bedrooms, kitchen, bathroom, hall as well as TV sockets , razor sockets, electric fans and smoke detector
5) decoration

items 1) and 5)come first and last respectively but wondered what about items 2 , 3 and 4 - any thoughts from tribes in what order to do these?? Be very grateful for any input on how on what order to get the trades in myself, I have attached a draft of the spec for anyone who is kind enough to have a look at it.
