Dear All,

I have recently signed up to Property Tribes.

I am reasonably new to property investing having been looking at it actively only since the start of February, but I have spent a lot of time reading and learning so feel that I have learned quite a lot in a short space of time.

Since then I have done 2 JVs involving properties to be flipped which have worked out well, and am actively looking for properties to buy and hold in London that will give me cashflow. Future plans include some development opportunities (having done it once in prime Central London) and international (I have a property investment in Mumbai)

I am particularly interested in HMOs aimed at professionals and opportunities to add value, and look forward to learning from and getting to know people on here.

Welcome to PT.

To find cash flow positive properties in London will normally mean a significant amount of equity in the deal (low debt to value). Is that what you are thinking?

Thank you.

It is part of my thinking - also there is scope to leave money in the deals long term, it's not particularly important to me or my investors to recycle the cash at this stage, much more about owning the right type of property in the right places.

Hi John - I hope you are well - I guess my message never reached you. Anyway I was going to suggest we meet for a coffee sometime, I am always going past London Bridge as I'm quite active around Canary Wharf.

In fact I'm in the process of buying my first HMO over that way, things are moving fast!
