What! Was that just added? Before I wrote my post I literally just went on there to confirm the price and cheapest was their UChoose package at £149.
£45 is definitely doable! I know Upad offer a great service too so will definitely be using them instead of Openrent in future.
But curious now, what is the difference between the basic service for £45 and the UChoose service for £149? Both seem to be advertising only.
You've tried one of the lowest price options with OpenRent Adam, time to break out a few more sovs and let us know how you get on with Upad?
Can I just pick up on the price comments on this thread please? Let me share this experience I had if I may ...
I was asked by a big portal to present to their staff in a medium-sized town in the UK. I did a test - and set about scoring the 12 high street agents that operated in that town on price, speed of response to tenant enquires, opening hours, portals they advertised on, how properties were presented online and so on. The one with the highest score was the 'winner' in this test.
I enquired about a rental property on a big portal for each of these 12 agents, as a prospective tenant. And waited.
Want to know how many of these 12 replied?
3. and only 1 the same day.
I was honestly shocked (running an online letting agent means I'm likely to have an unfavorable view of high street agents, but this was unbelievable). What on earth was I potentially paying them for? to drink coffee!?
The point of mentioning this test? price was just one of the 10 or so key metrics I was measuring these letting agents on. And so should you.

I will not be using OpenRent in future as i've experienced first hand how they they are too intrusive and struggle with basic customer service requirements. But then it's only £30 and my experience is likely an edge-case. The majority of landlords I know who self-manage just want to get their properties on right move for the cheapest price. Then have the flexibility of add-ons so they can pay for what they need.
It's always hard to convey to someone why they should pay more for a better company if they haven't experienced any issues with their cheaper one.

Upad still show they are charging tenants for credit checks on their website - surely this can't right in light of the tenant fee ban?

Hi Fayzul, really? was there a page we missed out in error perhaps?
I had never heard of this 99 home site. However having a quick browse makes me think (personally) they don't seem to be up to the job even though their overall reviews on google are high - I would assume some of them are manufactured.
The bit that made me sceptical is that on their main page they say that we allow you to select "No DSS" as a category. We know that landlords haven't yet been prosecuted in courts for using this term in their adverts so far but there have been successful out of court settlements because of the perception of breaking the Equality Act.
Most mainstream PropTech agencies have moved away from having this option. So the fact this site has continued to keep this features makes me wonder if they are on top of their game. If they're not on top of something as simple as this then I already start to dread to think where else they might be complacent. That alone has put me off from looking into this agency further. That's all I've read up on this site and then stopped because I personally wouldn't want to be involved with an agency who I feel are not on top of their game in this ever changing sector.

Your response to the No DSS, bit of an overreaction maybe? It's under their FAQ section and I can 100% believe this is a frequently asked question. I see nothing wrong with this.
As for them being 'on top of their game', I don't really care tbh. I guess if you are looking for a more complete agency service you could have a point. Im only interested in getting my property on rightmove and them not messing with the enquiries I get through.
I'm going to use them for my next advert and will feedback how I get on.
