  • Students & The Renters’ Rights Act – 6 Months On

Join David Smith and Irving Hill, CEO of the student lettings charity Sulets, for this free webinar to examine the latest news from the Renters’ Rights Act and its impact on student lettings.

Six months on from the introduction of the Renters’ Rights Act, what has changed for the student accommodation market and what should landlords be considering now?

Join us for a discussion looking at the practical impact of the legislation on student landlords, the wider market and the decisions landlords are facing as the sector adapts to the new rules.

    What will we discuss?

    The student accommodation market
We’ll look at the latest market trends, including the ongoing flight to quality, changes to rents and sales activity, rent reductions by major student accommodation providers such as Unite, falling occupancy in some university halls and the sale of HMO properties by student landlords.

Ground 4A and the six-month restriction
How are landlords approaching the six-month restriction on letting where they intend to rely on Ground 4A? We’ll discuss the use of holding deposits and reservation fees, including the legal implications, potential pitfalls and areas landlords need to be careful about.

What happens at the end of a student tenancy?
Should landlords use Ground 4A to end a tenancy and create a new tenancy for existing students, potentially securing them for their second year, or is it better to allow the existing tenancy to continue? We’ll look at the practical and legal considerations of both approaches.

    Joint vs individual tenancies
Traditionally, joint tenancies have been common in student accommodation. Does the Renters’ Rights Act change the balance, and could individual tenancies become a more attractive option for student landlords?

    Section 13 rent increases
We’ll discuss rent increases under Section 13 and why this may be less of an issue for student tenancies, alongside recent First-tier Tribunal decisions and what these could mean for landlords.

    The landlord database
What do landlords need to know about the upcoming landlord database, and what will the requirements mean for those operating in the student accommodation sector?

    Join the discussion
