    Channel 4 pilot TV programme seeks landlords with problem tenants.

    IWC Media, producers of award winning documentaries such as ‘Stephen Fry: Secret Life of a Manic Depressive’ and makers of long running property series ‘Location, Location, Location’, are developing a new documentary for Channel 4 looking at the world of landlord and tenant disputes.

    They want to hear from landlords who are currently in dispute with their tenants – from rental payments to concerns about the state of their property.

    The purpose of the documentary would be to look at the financial AND emotional costs the current economic climate is having within the private rental market.

    Whether they’re at the start of the problem or have already sought legal advice– we’d like to hear from them.

    Very few LL will wish to put their heads above the parapet as they know there would be very little sympathy for any LL who ends up with a wrongun tenant and suffers subsequent losses.
    Indeed that is the attitude of most LL on here.
    This attitude states that if you have a wrongun tenant then you have only yourself to blame for inadequate DD.
    Clearly a stupid response; but that is what industry professionals think!
    So there is very little chance of the public having any sympathy with a PRS LL as they consider that it is a risk the LL should be aware of.
    If they suffer losses then tough; part of the risks of being a LL.
    The fact that the law protects wrongun tenants doesn't appear to be acknowledged or recognised by anyone .
    These laws cause enormous detriment to PRS LL which don't occur in any other business.
    After all what business is forced to supply a service for FREE if the user; a tenant in this case decides to stop paying for the service until removed legally by a useless Court process.
    Which also fails to recognise that criminal damage caused by a tenant is in fact criminal damage and NOT a civil dispute and that theft from a rental property is purely and simply theft!!
    The law is heavily stacked against PRS LL which is why so many are now refusing to rent to the more awkward of tenants; namely those on HB.
    For those LL without spare cashflow they are inevitably forced; if they have any sense, to take on tenants who qualify for RGI.
    Those PRS LL that choose not; have only themselves to blame if they end up with a wrongun tenant and it causes them massive financial distress!
    Basically there is no interest or sympathy for any PRS LL who has not put protective measures in place against a wrongun tenant and therefore those LL that are caught out will NOT wish to appear in public.
    Of course the biggest isue which no one ever mentions is that every tenant who causes losses to the LL effectively reduces the Govt's tax take from LL for the amount of losses the LL incurs.
    So providing the LL can cover the short term cashflow losses; then it matters NOT as all those losses will be offset against tax in future years.
    Perhaps Channel 4 should be investigating the 500 million pounds in tax that PRS LL didn't pay last year due to the losses that tenants caused them.
    Perhaps they should look at the domestic destruction caused to PRS LL of which 34000 had their properties repossessed; mostly due to wrongun tenants!!
    Perhaps they should also look at the mostly singular cause of such losses occurring in the first place; the useless eviction laws in the event of rental arrears occurring!!
    Basically wrongun tenants are causing 1/2 billion pounds in lost tax revenue; perhaps STUPID Shelter might have something to say on this matter; though I doubt it.
    It is no wonder then why PRS LL are not really interested in responding to Channel 4's entreaties!!
    I have hundreds of thousands of losses caused by wrongun tenants; but no way will I appear on any TV programme;..............................................................I have my reasons; the least of which is I would be blamed for taking on wrongun tenants in the first place who caused those losses!
    So no thankyou I'll keep my head well below the parapet!!
