    DWP refuses to process APAs - £3600 arrears!

    Having read all this I am drawing one conclusion.I will get rid of many HB tenants as possible and replace them with working Polish.They are less trouble and I always seem to get my money.UC is not in North Somerset yet so I will take evasive action.

    At present I am hoping my HB tenants go through natural wastage rather than resorting to the eviction process but we will see.

    You would be making a pragmatic business decision in light of the current prevailing circumstances which seem unlikely to change any time soon.

    You are essentially being forced into making such a decision through no fault of your own.

    Most people will do what they can to protect themselves if they don't have the luxury of not worrying how to put food on the table.

    Hobson's choice basically.

    You must do what you must do and if others suffer because of your decisions that is just tough!

    You aren't to blame

    You are just as much a victim of the system.

    I also believe as you seem to suggest is the case and that is that very few migrants have a sense of entitlement which is something that your average HB tenant wears like a badge of merit!!

    It is a peculiarly British sensibility which I believe has been has been cultivated over the past 70 years

    Welfare was intended to be a handup NOT a handout!

    Unfortunately welfare pays sufficiently well to maintain a lifestyle.

    There is simply no motivational requirement to come off welfare, not assisted by the appallingly low level of wages.

    You I believe have made a very sound business judgement to get rid of the feckless HB tenant and let to those who are motivated to work and wouldn't dream of knocking their LL.

    It simply just doesn't even occur to them!.

    Unfortunately this is not how your average HB tenant thinks which I believe you have correctly realised!

    Below is same text I've just commented on somewhere else on here, which relates a lot to what u say about 2008 when LHA came in:

    History, late 80's all DWP in Bed & Breakfast at thousands per week cause wouldn't pay Landlord. Paid Landlord, we bought houses, solved the problem.

    2008 LHA came in. Councils were 100% strict in paying tenant. They now know tenant been spending money & getting drugs habits that wasn't there before, now they'd got £1000 FREE 2 months rent money. Now, we or tenant just ask (most) councils, tenant ain't good with money, please pay Landlord, there's not even a fight from Council.

    And now UC wish to go back to 1980's? Gees, learn from history. We Landlords know these people better than anyone.
    What is laughable, the Council are the Govt as such, they should be not having wasted money. So the Govt pay the tenant in the hope that the Govt Council get it back in rent, & they don't. So the Govt are just handing out FREE money, even though they need it back for rent. Nuts in't it.

    As we all know, just ruddy pay the Landlord the rent money due, massive saving to everyone involved. And ooh time for u & me Jonathan, so we don't have to increase our workload as we get older.
