    For those landlords selling up or selling off

    The price you paid and recorded in your contract and therefore at Land Registry is, by definition, Open Market Value.

    It is the Market Value but not necessarily the Open Market Value. Maybe the sellers are in a hurry or don't care about the price. For example I bought one property that was a forced sale to pay for the care of the former owner. The family selling it would not receive the money. The council insited it be advertised for at least three months, but no one else put a bid in.  That was over Christmas when the market is quiet and it needed a refurb so the buyers were limited. My bid probably wasn't far below the Open Markey Value, but the market was not entirely open.

    Not always true .In a divorce situation when one partner buys the other out the figure will show the actual consideration ie 50% of the value of the property

    Inherited property will show an estimated value at transfer to the beneficiary

    In 2018 I sold one rental house with tenants to another landlord. It was a 'retirement' sale for me to release some cash. I made a modest capital gain. The incoming landlord is a young ambitious investor who is building a portfolio, well aware of the rules and regulations but taking the long view.

    Good luck to all. The market is changing but it does exist!
