    Furnished vs Unfurnished

    Interesting ...

    A London letting agent says unfurnished properties can take 30 per cent longer to let than a furnished equivalent, even in the capital’s current strong rental market.

    Anita Mehra of Benham & Reeves adds that around 80 per cent of her firm’s tenants prefer fully-furnished properties.

    These figures apply to both existing and new-build units, Mehra believes.

    I've been quite lucky with my rental. I always rent it unfurnished. If there are white goods there I would not put them on inventory citing they were the previous tenants.

    The question comes to my mind is... do you have a laundrette nearby? if yes then forget having a washing machine. Do you have a 2nd hand appliance shop? If yes, then grab a fridge and supply that. If anything goes wrong, they can come and pick it up and replace it with something in stock.

    Different areas have different tenant dynamics I`m sure but i cant imagine any of my prospective tenants being ok with this . Its almost a human right now to have a washing machine. The thought of telling them  they have to pop out  at 8pm on a winters night to the local launderette if they want to wash their clothes is unthinkable

    I got the impression the kitchen was very small. That's why I suggested he take stock of his local area as well in that case.
