    HMO furniture companies?

    Dave,
    That is a fantastic price. May I ask which company supplied your bed&mattress and which type of mattress please.

    Are you self managing or going through an agent? If you are DIY, may I suggest makeyourmove is a great website to advertise, on the day of advert we had 4 interest and all 5 rooms in HMO were rented within 5 days at asking price.

    Our HMO is in Ashford and we used a Company called Homeplus in the town who are a big furniture warehouse. If you contact them, ask for Daniel and please do mention me. We did get a small discount on their normal prices (which are still as good/better than any I could find on the internet) by buying through the local HMO specialist Lettings Agent that are using to manage the property. The mattresses are 'Starlight' brand and were reasonable quality at a good price.

    Our agents found the first two tenants for us, but I had had adverts running on Gumtree, Spareroom and Easyroomate during the refurb to try to find other professional working tenants. Three out of the other four we took on all came via Gumtree and it was the cheapest! Thanks for the tip about makeyourmove, I will definitely try them next time.

    I would suggest for HMO houses (especially if you have many of them) that you go in all shops all around and find best buys and make one spreadsheet with all this information. When I buying furniture for new HMO I know exactly what to buy in IKEA (tables, wardrobes, lamps), what in BQ (laminate floors, white paint and energy saving bulbs), what in Wilko (small electronic devices like toaster), what in local 'pound saver' shops and what in second hand stores (beds and big furniture)!

    one piece of advice: don't skimp on mattresses. You can get them really cheap, but they will wear out soon.

    Good advice on mattresses from David.

    Not only that, but we all know how important a good night's sleep is.

    If tenant's can not sleep well because of a cheap mattress, they might hand in their notice.

    It's a false economy in my eyes.

    A good mattress will last a long time and the tenant will enjoy sleeping on it. A good investment.

    we did a six bed HMO in December using Fusion.   Four vans turned up,  two guys,  we went to work and left them to it,  returned 7 hours later to a fully furnished house complete with bedding and pictures on the wall
