    Licensable HMO on Residential Mortgage

I didn't know that Gary, it's not something I have ever done myself as I like my own space too much but you may be right.  Always good to double check with a lender if you're not sure about something.

All comments are made in good faith and are given to the best of my knowledge and experience but I would advise you to consult an expert before making important decisions and I accept no liability for comments made.

Given that the lender has said on a number of occasions that you would be allowed to have lodgers with no contract, I would call and clarify regarding the number of lodgers ( I think this may be limited) and ask if they can send you that in writing. If they can send you the same information & permission in writing then you can proceed with no concerns, knowing that you have complied with the details in your mortgage contract.
