    Thanks Arran,

    The site is part of my former ppr garden so the land value should be tax free.

    I think I will end up the Ltd Co route but will take so specialists advise .

    You will need commercial finance. I use Lloyds Commercial.

    For other options you will need a proper commercial broker. For this I use Simon Allen of Total Business Finance.

    Check how different brokers charge if you aporoach more than one.
