    OkayLah helps landlords do it for themselves

    Having run the numbers, I find that I use an agent for a Tenant Find roughly once roughly every 10 tenant-years, which - combined with my portfolio being entirely within 10 minutes drive and self-managed - probably means I am not your core potential customer since there is not a lot of process to aggregate out. And one of the more recent tenant finds was a T who had been walking past the sign in the window for the previous fortnight whilst the reno finished, cos his relatives lived a few doors down.

    I am interested though why LLs cannot advertise their property online - I would say it is just a fairly basic website, perhaps with a plugin or two, to manage a few 10s of properties. and I know various LLS and portfolio holders who do it.

    Thank you or your comments, you have highlighted two very interesting facts which is the most powerful marketing tool is the To Let board and over 80% of tenants live locally. Okay Lah has been created so landlord can list their property online to encourage direct communication between the tenant and the landlord, those landlords who are happy with their agencies services would not be our target market. We would hope to appeal to those landlords who would prefer to manage their own properties without being contracted to an agency and have the time, ability and desire to do so.
    We use plugins to connect with Google maps, social media platforms and the myVal valuation tool, everything else has been created in-house over the past two years because we continue to develop our SEO protocols to position your property on the first two pages of Google and we believe in “Clean Data” so we don’t force tenants to complete detailed forms which hinders the communication process between the landlord and the tenant and we will never sell, rent, donate or loan any data.

    The law was successfully challenged in 2012 by Sir Vince Cable to encourage tech companies to enter the market by creating platforms to promote direct communication so removing the agency from the communication, Sir Vince recognised agencies were expensive and a barrier to market so the Misdescriptions Act 1991 was abolished and amendments were made to the Estate Agents Act which came into force in 2013. Although the law has changed the commercial restrictions remain enforced with the likes of Rigtmove, Zoopla and OTM refusing to list private properties so Okay Lah was created to give choice to both landlords and homeowners who would like to manage and advertise their property online, connect with social media and gain access to a host of support services. It comes down to freedom of choice so if you would like to manage your property yourself, have an online presence and communicate directly for free, then you now have the choice to do so.

    Okay Lah is inspired by the Far East and pronounced Okay Lahhhhhhhhhhh, where it means “it’s all right, everything’s fine, don’t worry”. It sums up a confident, positive approach to taking control and doing it yourself and embodies our approach with empowering Landlords. The Lah image evolved over time during the design process which also created a nice twist saying Okay to Lah, and there is also the Merseyside connection where Lah is a popular phrase.
