    Paul Smith hosts fraudster Andrew Bartlett

    What is it with these gurus?

    Andrew Bartlett was not so long ago convicted of fraud to finance his development company over a 5 year period and sentenced to an 18 month jail term. (can't post link to BBC website - but search Andrew Bartlett convicted) I was connected to the Dyson Perrins Church of England at the time, so remember it well.

    Andrew was involved in the finance of the school at the time. So a trusted post. I would not now trust him as far as I could see. The school was not the the only ones affected by the fraud. 

    I thought I had escaped from Andrew, but having become a landlord and got involved in property clearly not!!  The school was prevented from purchasing some items at the time, so it was affected as were others caught up in his fraud.

    Paul Smith who was previously at Progressive before leaving suddenly (why???) has now welcomed Andrew Bartlett onto the stage at his events and even as a mentor!! Yes, you read that right - as a mentor!!

    It is crazy that a convicted fraudster is ever allowed to take to the stage, let alone mentor people.

    Do all these poor sods, know that his is a convicted criminal?  I bet not!!  I also bet that any post to the Touchstone Facebook group would be blocked warning these poor sods!

    Andrew Bartlett is an expert at turning on the tears for emotional support from anyone listening. I suspect that he is still doing the same trick today. Don't fall for it!!!!

    I hope not for the sake of the newbies and naive who get lured to these free events and then sold various courses.

    I am sure Andrew would not remember me from his past, but I certainly remember him.

    Paul Smith - you are not doing yourself any favours by having your pupils, who I suspect pay a lot potentially lied to. We heard so many lies from this man in the past, that he wouldn't know the truth if it hit him in the face!

    PT members have previously expressed their concern about Andrew Bartlett being allowed on stage due to being a convicted fraudster.

    It is perplexing that Paul Smith is now promoting him. That leads me to believe that Andrew Bartlett is no longer part of the Progressive network as Paul Smith and Progressive parted ways and I don't believe it was wholly amicable.

    It's certainly all very incestuous and the lines between all these individuals and what their commercial relationships are, become very blurred.  The old saying "Birds of a feather ... " also springs to mind.

    Perhaps Paul Smith needs to do more due diligence on the people he puts on stage?

    The oldest company run by Dan Pattrick was incorporated in 2016, so Mr. Pattrick has been involved in property for 2 years, not four, but even four years is a very short time to be in any industry and develop domain expertise and a proven/sustainable track record through different parts of the market cycle.



    Having a "pipeline" is great marketing spin - but it is meaningless until developments are completed and profits realised.

    Due diligence soon gives a more truthful outlook to someone's claimed back-story and is vital when claims of massive success are being used to sell training courses.

    So this 4 year old company was only formed just over a year ago and has no accounts!

    Very dodgy!

    So Samuel Leeds business which he runs will hit £10 Million in sales in 2019? I think not.....why do they dream these numbers up?

    How many people sitting in the audience at these events have actually done any Due Diligence on the person standing in front of them?

    If no-one went to these events because they'd done their DD then we wouldn't have threads like this.

    But surely you should be able to trust people like Paul Smith (I guess).

    Sometimes you do not know who will be invited to talk, so a bit impossible.

    Also should we check everyone? After all do we check school teachers, preachers or musicians? We trust that they are all ok.

    Why should I trust the people you mention any more than I should trust say, you?

    It's easier than ever to find out about people with the good old internet, yet very few seem to spend more than a few minutes doing (if at all) it before making a decision?!

    Unfortunately there's an old adage - a fool and their money are soon parted.

    No-one likes to be branded a fool but if they are truthful with themselves, how much time and effort did they really put into that 'investment'? How many hours? How many days? How many weeks?

    On the topic of trust, there is an interesting discussion here with some scientific insights as to why people trust someone so readily.

    Trust - how easily we are fooled 

    Trust should be earned over time, not automatically given on the basis of big claims, a powerpoint presentation, and a person who runs to the stage while loud music is playing, inciting people to applaud them. 

    It is not an insult not to immediately trust someone.  The reality is that due diligence is not a personal process.  It actually takes all the personality and emotion out of making business decisions because you are dealing with factual information, not what your brain is trying to talk you in to because it wants to believe that you can become a millionaire in a year with no money. 

    DD hugely reduces risk, so anybody starting out in property should make it their business to become an expert at it.

    Sales people use sophisticated techniques to gain trust quickly such as crying as they tell a sob story.  This is to gain empathy with the audience and break down any barriers. They know all the reservations people might have, so they systematically break them down and they make everything sound a lot easier than it is. 

    There is nothing wrong with this - it has been a sales method for millennia.  Just go in with your eyes wide open, do your due diligence, and if things have been misrepresented or you struggle to verify claims, then perhaps this is not the trainer/mentor for you.

    I don't want anyone reading my commentary to take my word for anything.  They can consider my view and any DD that I put forward, but ultimately, I want to empower people to undertake their own due diligence and reach their own conclusion.  Standing in the responsibility of your own decisions is the best place to be in any business, and property is no exception.

    Are all property education courses a scam? 

    There will always be people who believe that you can buy a ticket to see a Unicorn, and sadly, there is nothing that can be done to assist them.  They will unfortunately learn the hard way.  An expensive lesson in the importance of due diligence.

    My memory is still strong from the day and I remember the tears to get people believing in him.

    Whilst I am not saying a man can't cry, I dislike it when people turn it on to get sympathy.

    Paul Smith would know that he has a criminal past, so why even promote him as you say?
