    You have to have an annual gas safety check. If this is an example of the sort of thing you don't know, then you would be wise to use an agent for the first year or so whilst you learn the ropes. But don't expect the agent to do everything for you or not to make mistakes. Treat them like a subcontractor and check everything they do like a hawk. Same with solicitor, accountant and everyone else you put your trust in. No-one has your interests at heart as much as you do and ultimately it's your responsibility. As others have said, make sure you have a get-out clause as some agents lock you in to a contract that's difficult to get out of.
