    6 months rent in advance?

    Hi

    I got a tenant who  are  EU Nationals ( Italian citizens) and with family just moved to UK. He is looking to rent but has no job at the moment.

    He is suggesting he can pay 6 months rent in advance. I have not come across this before and normally use RLA AST. AST does not seems to capture this rent in advance thing...

    Just wondering how to do it and if this is legal? I did not had chance to do any  research and will appreciate if this tribe  could share your experience..

    I've had a few of those show interest in my property. For me, I would rather err on the side of caution. A couple were quite persistent but I rejected them on the grounds that being able to pay 6 months in advance is no guarantee they will find a job. Also, if they are foreign and unemployed, how did they get here and where did they find money for 6 months rent. They could be very wealthy but still how did they get here? If they were wealthy enough to buy their PR or citizenship would they need to rent your prop? Foreigners are usually allowed entry into the UK because they are

    1. already employed or have found employment and have a work permit

    2. studying so have a student visa

    3. asylum seekers

    The last group will receive housing from social services. If the people wanting to rent your prop are not the last group, which group are they? Obviously not the first since they haven't got a job. Are they here to study? Unless their studies are in critical areas and of a postgrad level they are unlikely to be given scholarship that  will enable them to not just afford accommodation for themselves but to house their entire family as well. Those in the last category usually have job placements waiting for them. If they don't fall into any of the above groups, they may not pass referencing depending on which agency you use. So that leads to the following questions

    1. How are they here in the UK?

    2. How did they come about to be able to afford 6 months rent upfront?

    Perhaps I'm not being fair. I'm a foreigner myself and I know we got here legitimately and were employed from  the start. So my line of questioning does not come from a bad place.

    100% wrong I'm afraid, as I found out when a LA put asylum seekers unbeknown to me into my house, having passed all of their checks such as workplace check etc. etc.

    Going back to the OP, I would avoid like the proverbial bargepole.

    > Ok, so where are they all living at present? Who would be their guarantor in this country?

    If they're not working now then that's all you need to know imho. They have to prove to you why you should take the risk, not you looking for reasons to take them on. Go with your gut instinct.

    I see. I don't mind AS as long as they have jobs and pass referencing. The worry is when they have no work, you have no idea how they got here, and what the source of all that money is.

    I don't mind them either, just would have liked to have known their status before they were give the keys to my rental!

    It'd be nice if they didn't try to hoodwink landlords into taking in people that we might otherwise reject. Creates an atmosphere of distrust. I can understand why that experience has been seared into your consciousness Smile

    It's a shame. If they are willing to work and contribute to their own financial independence as well as to the economy then they ought to be allowed to work. Everyone who wants to make a decent life for themselves should be encouraged to do so and their efforts facilitated instead of hampered.
