Not to be a neg-head but this is actually quite scarry in a falling market.

Or do the banks know something that I don’t???

    depends on the investors strategy.

many people are capital raising now whilst the 'pre Brexit' property values are deemed to be at their highest, and then with 5 year fixed rates (in the main) being implemented, so the future remortgages are considered to be viable too.  Taking the money out now allows for the canny investor to store that money and IF prices drop so they have a war-chest ready to secure the deals that come their way

lots of strategies out there - that's one of them

I get the bit where it’s interesting for the investor, but the banks must be quite confident in the market to release such rates with these conditions.

Over the last 26+ years that I have been a broker, I have seen stoic resilience and entrepreneurial and innovative spirit from many of the less exposed and more dynamic banks.  Vida is one of them.  Don't be a "neg-head", take advantage whilst you can of these rates and products!!!   :-)
