    Advice on options

     

    Hello everyone,

     

    I need some advice on when securing properties on options on whose name the option should be under when passing the deal/property on.

     

    1 - For an assisted sale, where the owner has given me an option to buy his property at x price, if I find a buyer at a higher price, but as I do not own this property, do I give the buyer an option to buy under my name or should the option be given under the sellers name and myself keeping the up lift?

     

    2- Simalarly for a Ready made deal/finders fee, where I have an option from the seller, if I sell this on for a fee do i give the buyer an option under my name or the sellers name with provisions i get the fee?

     

    3- side question, in the current climate where if you go for a remortgage after 6 months there is a good chance the property being down valued to the discounted price, i have heard solicitors do not register the purchase until after you have remortgaged so the surveyor will value base on comps

     

    Question with this:would a surveyor come out to the property and let you remortgage funds if the intial purchase in your name has not been registered at land reg?
