    Agent advertising HMO with too small bedroom

    Just having a look round some rental properties and the floorplan of a 6 bed HMO property has a room comfortably under the required 6.52sqm, which makes me wonder if the LL has got a license yet?

    What are the thoughts of the PT brigade?

    Email the letting agent and ask for confirmation/other options?

    I had a similar dilemma a couple of days ago. I was checking out competition and spotted a Flat advertised by a letting agent with EPC rating of F. The EPC picture was part of the listing.

    I got too busy to email and let them know. My jntention was to help them avoid an invalid seciotn 21 notice should they need it and avoid breaking the law for something avoidable.

    I will see if next weekend is less busy and email them.

    Inform council HMO dept, they usually have an email listed: - we don't want crooks and cheats operating in our fair country.. e.g.

    Of course it could be a measurement error and everything is fine, apart from advert.

    I think they should be reported.  The hmo should be shut down by the council and the landlord fined, and the letting agent struck off.

    I cut my 6 room hmo to 4 rooms for an easier life as I am too busy to do anything else at the moment.  My goodness they have luxury there now with 3 bathrooms between 4 people a dining room a large lounge and a large kitchen and a utility room. I am sure delighted to make my 2.8% GROSS before my s24 loaded tax.  I wonder how long I will carry on with that for. Hmm.  This is one part of my business that the government has trashed which is a shame because I never had an unhappy tenant or caused a problem to anybody when it was 6 rooms for 20 years, but we have to play by the stupid rules, don't we, and if I do, then I want everyone else to - not clean up at the expense of me making sure I do the right thing.

    I think I'll email the agent and see what response I get. They may not be aware, but if they are and continue marketing I will then contact the council.

    As has been said elsewhere in this thread, I lost a bedroom due to minimum size regs.  so it makes you wonder if the LL owner is aware as well. If not, they should be!
