    Hi Cyril,

    I think its healthy to have a least THREE main players in any sector.

    It gives people choice and competition keeps things fairer for the consumer.

    In the end, like for any web application, the winner out of this will be the site that best serves the needs of the users.

    Rightmove and Zoopla have dominated for a long time. A third player could shake up the status quo a bit and give more choice to the industry.

    Firstly I think it's a great idea.

    I do wonder about how it's going to work in practice.

    Lets say you've got a town with ten high street agents.

    If only five of them join Agents Mutual, they'll be at a disadvantage to the five who don't, because of the rule that they have to leave Rightmove/Zoopla.

    As a seller, I'm more likely to pick an agent that's on both the major portals as my property is more likely to be seen by a buyer. Surely agents will be afraid of this effect.

    So the only way I think it will work is if EVERY agent signs up so that the competitive playing field remains level.

    Hope them the best; the fees I pay to advertise direct with our logo next to it is stupidly high. As V says; competition is good!

    The chances though I dont give it much.
    RightMove is the household name the "google" of finding a property.
    Zoopla is the fighting underdog with acquisitions of competitors and partnering with every big website from MSN to Yahoo - property section is ran by Zoopla.
    AgentsMutual? ... a few letting agents that also advertise on at least 1 or more likely both of the above. Of course will have a large fee too! .. No im not optimistic of its chances!

    Also DIY landlords; Zoopla and RightMove say they dont like DIY landlords but don't really do anything. AgentMutual is run and owned by agents! they dont like you paying £20 to OpenRent! .... If they ever reach good levels - their going to kick you out (thats my bet).

    Your thoughts are similar to mine. Some healthy competition is much needed in this area.

    Even if Agents' Mutual are not successful, this would probably result in better value for customers. We'll just have to wait and see.
