    Aggressive rental cover change from Santander

    Santander have signalled to the market that they are ready and able to take a larger slice of the BTL pie. 

    They have announced changes to their Rental Coverage figures that will enable greater sized mortgages for 5 year fixed rates.  They have announced that all purchases and remortgages with capital raising now qualify for a reduced 4.00% affordability rate where a 5 year fixed rate is taken for the whole loan (previously 4.50%).

    For people on Transitional arrangements (where the mortgage was in place on the 31st December 2016, and no additional borrowing has taken place)  the affordability rate also drops to 4% irrespective of rate or term.

    Santander has increased the lower rate tax payer rental cover figure from 125% to 130%.
