    Any other ways to release equity?

    One of my London properties has appreciated such that the LTV is around 50%, no room for rent rises or HMO conversion. I'm trying to figure out whether there's another route to get my hands on the equity apart from selling..

    As Dom said you could remortgage however I get the feeling you're talking about PRA and having to stress test the rental income at %145 ?

    Deal with company that is not regulated by the B.o.E . There seems to be few companies that are looking at this market ( that's from my broker not me ).

    Second charge to a private investor. There are a couple of famous characters who do this extensively, you will have to pay a much higher rate of interest, but private investors are often less savvy so you can make the loan short term and sell them a suitable story as to what the money is for.
