    Anyone heard of Emerging Property?

    Hello Tribe

    I found this  company  from RLA promotional webmail.  https://www.emergingproperty.co.uk/our-properties/student-property

    The company promises 10% return and guranteed for 10 years and other bits like 10 years build warranty etc. It seems too good to be true or it is?

    I will really appreciate your feedback and  your experience with this company ;"emerging property".

    There are two companies with "Emerging Property" in the title, both owned by Andrew Crump.  One has been around 10 years and one has been around for around 2 years.

    If they are offering student property, you need to consider the demand for this and the re-sale value.

    As a general rule, be mindful of something that sounds too good to be true.

    Universities are flush with money and building their own accommodation which will compete with such developments. What will the demand be like after the rental guarantee expires in 10 years?

    Has the rental guarantee been factored into the price, so you are just being repaid your own money over a 10 year period?

    10 years is quite a long time. What happens if the company goes bust during that period?

    This needs intense due diligence on the student scene in question as much as the company imho.

    I would avoid buying student pod type rooms . In Loughborough several developments were built a few years ago & investors piled in on the back of guaranteed returns & paid silly money to buy them..

    Several pods are currently for sale on Rightmove & they aren't selling at any price - around £35k per room. There is no exit route if you want to sell up.

    Unfortunately, a high number of investment sold by Emerging Property (Andrew Crump's company) are actually going bust, with little to no help from Emerging Property to the Landlords who have been tricked into investing with them, which adds insult to injury!
