    Article 4 in Reverse

    Any ideas on whether you have to apply for planning permission if you are in an article 4 area and would like to return the property to a single dwelling?

    That's the real kicker - they usually keep the C4->C3 as permitted development.

    So if you have got C4 - the council can claim you have 'lost' it if you use it as C3.....

    Good for me. Option to sell as single or shared - got to be good. When are they going to bring article 4 to my area? Overnight value increase, facilitating a remortgage and no loss of options when it comes to sell. Perfect.

    If you get rid of it and make it Residential, it will free up a space for another HMO so where is it! there will be a development opportunity next door Smile
