For me the answer is no.They cause damage especially cat's pee.I still get tenants who get pets after I have given them a tenancy ie they bring them in without my permission.
If a tenant has a pet, the chances of them finding a new landlord and property are fairly slim I would have thought?
Im a tennant and i do have a dog. We are allowed here, but it is hard to find places that allow you to have pets.
Why cant we have them i dont understand, the only damage my dog has ever caused was to a pair of my trainers! she stopped that and is as good as gold. If she did make any damage (touching wood she wont!) I would of course repair it or pay to have it repaired and if its not to the landlords satisfaction it would come out of my deposit just as it would if i caused any damage. I really dont see the difference to letting a place to a tennant on there own, with kids or with pets. Wear and tear happens in a property no matter what, its up to the tennant to put it right or loose there deposits, simples.
Why not put a slightly higher deposit required if they have pets? Atleast your broaden your chances for tennants.

I could ask for higher deposits but I don't want to have to argue with the tenant over damage.I just want a quiet life and many tenants will not admit that there dog has just torn the carpet.It's far easier and less risky to just avoid them altogether.
Damage caused by pets can be very serious from the total destruction of carpets, to cats climbing up furniture and leaving claw marks all over it.
Most landlord's refuse pets for a reason.
But surely if they dont sort it you keep the deposit?
Why cant you have it wriiten into the tennant agreement that if at any stage you decide to have a pet you will have to add x amount to your existing deposit?
Whether they admit the dog had ripped it up or not someone/something has and it needs to be paid for and if they dont you will with there deposit. I dont really get how having a pet in your properties will make any difference to your quiet life?
Many tenants totally disregard the tenancy agreement anyway.You can write what you like in it, but the civil law when it comes to getting damages is a joke and i don't want the hassle of having disputes at the County Court or the Deposit Protection scheme.
You cannot just withhold a deposit if the tenant does not admit to the damage.The case will have to be settled with the DPS arbitration and that is very inconvenient.
I have a tenant right now who is claiming back her deposit in full from DPS even though she has rent arrears.I now have to prove the arrears and go to arbitration with the DPS.It's very inconvenient and what you must remember is that many tenants are not honest.
Well this is way over my head as I am not a landlord and have no experience in owning property yet, clearly not as simple as i thought. But i would never give up my dog she is like a daughter to me she makes me smile every day and i would only pick places to live that would allow me to live with her.
I ended up with two large dogs in one of my properties, tenant got married and the husband had them. I got the Guarantor (father of the new husband) to sign another Guarantor Agreement with wording that specifically mentions damage done be the dogs. Problem is they have now split up and the Guarantor has already expressed his desire to no longer act as Guarantor. We found out today that the tenant is moving out (had not told us) and I just know there is going to be damage and that I will probably be peeing in the proverbial wind getting any money out of the Guarantor. LA should be allowed in by the tenant on Mon, numerous attempts to gain access by the LA have been refused by the tenant or her Mum in the tenant's absence.
I do not intend to allow another dog in any of my properties unless I get a substantial deposit from them and in my experience LHA are unlikely to be able/want to do that. It so disappointing that tenants all to often have little or no respect for the property they live in.
I have not had any issues with cats (to date) so I do not have any issues with tenant's having them in my properties.
