    Auction legal packs

    When you buy at auction and you want your solicitor to review the legal pack for you or with you before you bid, how much do they charge you for that service?

    Hi Sophie,

    It depends on which solicitor you use - but I would suggest somewhere between £250.00 and £450.00 depending on the solicitor and the property.

    Alan Zeffertt at our partner solicitor Anthony Gold undertakes this kind of work.  As Alan states in the video, you can negotiate with your solicitor to deduct the cost of the auction pack from your conveyancing bill, should you have the winning bid.

    I contacted them but they are pricey. Double the fee I was quoted by many other firms.

    No, I mean that the auction pack has a cost associated with it and can be deducted from the conveyancing fees if you win the property.  Conveyancing fees range from around £750 to £2000 depending on the solicitor, the time frame, and the complexity of the transaction.

    If you pay £2k for resi conveyancing you are being shafted by the solicitors.Anything over £1k is too much really.

    I paid £60 to have a legal pack reviewed pre auction. I found them on the Web and they were fast and efficient. Sorry, I'm not at home so can't check who we used.

    Sorry, that may be a while, as we are on holiday! I'm using SAM Conveyancing on a purchase at the moment and so far they have been good and very reasonable. If you speak to Oberon there I'm sure he would give you a reasonable quote if they provide that service. I'll keep trying to remember who we used and I'll let you know if i do. Good luck .
