i am fairly new to the HMO scene in the North West and have one in Eccles, Manchester and one in Leigh. With article 4’s starting to take effect where are the best areas in the North West for professional let HMO, good standard accommodation with en-suite. I have heard that Bury, Warrington and St Helens are good places. Any advice welcome
Hi Jross, depending on the type of tenants your after, the best places would be on the edge of City Centre's. Students are good options if close to University's. Also close to the industrial sities for factory workers. Preferably in a place that has a commute to City Centre around 10 Minutes. Close to Train stations and Shopping Areas. Hi Vanessa, firstly you could of Private messaged me regarding this without making me sound incompetent of my knowledge. Also the training provider I mentioned in a previous post, you mocked that provider saying you checked them out and had nothing good to say about them. I was told that you where ruthless but not this ruthless, I appreciate that you run this site and you've done well for yourself but know one in life is better than anyone else. Hi,I asked you a very simple question in the public domain to assist people's understanding of how to stay safe in property. In the previous post, I also provided you with a link to understand why the question was being asked. I ask every deal sourcer this question as it is part of my role of Community Manager and it can never be a personal question because it is about being compliant.I don't mock anyone. I deal in factual reporting, not rhetoric and personal attack like you!All you had to do was register with an ombudsman scheme and then put your number into your posts. I was actually assisting you in being compliant and not opening yourself up to a fine of £5,000!

Well done on expanding out your investment up to the North west.
The growth in the north west is slowly on the rise. From our research ST Helens has a good capital growth and we think is the best out of the other locations you are looking at.
In terms of accommodation some properties may need more work but could be cheaper to buy. They then can be renovated to the standard you require.

Thank you for responding. A few people have mentioned St Helens to me but I have so far been scared off by the long term underperformance of Liverpool house prices but will need to look more into it and will be in touch.
