I’m very new to BTL and to this community, and I wanted to ask your opinions as to where the best value for money is to buy BTL properties. Ideally starting yield of 5% at the 160k price mark. I know in London this is nearly impossible!I read somewhere that the North seems to still have these type of properties but as I am completely unfamiliar with any urban area north of Milton Keynes, I’m a bit stuck for ideas!

You are right the North is good a investment but also so is local properties and for one reason being you know and are familiar with the area. If you are not finding a property you want locally, why not try surrounding areas instead of completely heading up North to unfamiliar ground.

I invest in London and my ROI is 8-9%, self managed. You just have to seek out the areas and price point where this is possible.
so far there is a great deal in London but the initial capital outlay is large (150k at 25% deposit). If prices properly and the rental hits the ideal level the ROI is 10%. But again, the initial outlay is a bit high for my blood!
just out of curiosity...where are you tending to find the 8%-9% roi?
In East London. And my price point is much much lower. For your deposit I would buy 2 properties.

You can’t make BTL work today with 5% yeild in my opinion over 7% and more if you can get it
