    Best Time of Year to Rent Your house

    Hi,

    I have a 4 bedroom house, within both primary and secondary school catchment area, it attracts a lot families who is looking for a place near schools. This year, I put advertisement in July for move in 1st August, buy I do not get many responses. It is quiet now. I suspect may be most of families on summer holidays now. I am thinking about to change tenancy ending time next time, in line with families need. What is the best time as move in date/month for families looking for schools?

    I think you maybe should look to another reason why your response is poor other than the time of year. Possibly Price / location / quality of house / where you advertise etc . Your target tenant could of course be already within the catchment area and are simply looking to upgrade or downgrade. If a family is seriously looking they will make enquires even if on holiday as they need to sort the roof over their head as a priority and possibly give 4 weeks notice on their old place.

    Find out when school places are allocated.  Usually its Feb/March - thats when people will start focusing and look to move in July/August during holidays.

    But as JC says, there may be other issues.

    I feel families will prefer to move into new renting accommdation right after finish school term in July. Am I right?
