    Best way of finding/tracing ex-tenant?

    Hello

    I've got a court judgement against an ex tenant for arrears. Problem is they’ve disappeared. I have the parents address. Can I get a court order to force the parents to reveal where she is?

    Not sure how you would compel them to tell you, assuming they know, I very much doubt there is any legal framework to get them to reveal her location.  I mean I guess water boarding is an option, just kidding of course!

    If it is a substantial amount of money, and you think you have a good chance of getting it back.  Then I suppose you could consider a private investigator to locate her maybe?  I assume you have already checked for social media account activity?

    You will need to contact a tracing agent .Around £50 I believe now .

    I take it you have ex tenants  Date of Birth .Sometimes you have to wait for couple months for result until they get lead.

    HI Andybason, a common problem I am sorry to say.  We usually leave it a couple of months for the runner to get established in their new property and then use a tracing agent to locate them, as mentioned by the PP.  There are firms who will trace the tenant and chase for the debt for a fixed fee or a percentage of the debt.  Lots on-line now.

    Then give court order to High Court Enforcement Officers  - e.g  Sheriffs Office ?

    Have you contacted the parents, explain why you are contacting them and then explain the next stage is for you to enforce judgement that may culminate in the High Court sheriffs knocking on her door for her to either pay the amount due or take possessions. 

    To save your ex-tenant the embarrassment you are contacting the family to see if you can come to an agreement for payment of the debt and to please contact you at (your contact details) by (give deadline date). 

    If you don't hear from them you have not lost anything, but if they contact you and you speak reasonably to them, you may get a result.  Otherwise, a tracing agent is a quick, fairly inexpensive way of finding her.
