    Bradford LHA

    Hi

    I have been looking at Bradford for my next purchase. Does anyone know whether the LHA market is good there? Also does anyone know a good letting agent?

    What's wrong with another one in Leeds, I thought you had a property there?
    I understand Leeds LHA system inside out if you would like some help - as I posted before it's easy enough once you understand how it works and the different areas and demographics. There are loads of people in Leeds looking/advertising for LHA landlords

    I do have some properties in Leeds - 3 bed terraces - but have had one (in Holbeck/Beestin) on the market since November with no takers so thought I'd consider elsewhere. The agent told me that the leeds LHA market is slowing down. Is that not your experience?

    The reason for looking for an agent is that I work away a lot and wouldn't have much time to manage them.

    We manage over 30+ LHA properties in Bradford and Yes there is a demand here. Your houses rent faster than your Flats/HMO's but there is an underlieing demand. There are certain areas that do better than others; we find BD3 is in high demand.

    Its obvious of course; but ensure the property is near transport links. Unless its cheap to get to the "viewing"; the LHA market tends not to show up.

    You have to be "on top" of the Council; they are an ok bunch but they wont do anything unless you nudge them. They are very happy to susspend a claimants benefits on any change of the wind; but I guess all councils do.
    Id recomend Email; where everything is logged as stuff can get ignored, unfortunetly.

    You get a month of no council tax when the property is vacant (you dont get any in leeds? i dont think).

    Periodic Tenancies are no good in Bradford; they will try and charge you Council Tax when a tenant is still residing and renting a property.
