    Bridging and remortgaging

    Can anyone recommend a good bridging company or a direct bridger, who would bridge a Limited Company's property purchase at 70-75% on open market value, and which would be 100% of the purchase price.

    I also want a great broker, who is great at  remortgaging  of title splitting of flats.

    You won't get a mortgage for that without other assets. The reason is that the from day 1 interest will accrue and so the mortgage value will be greater than the value of their security.

    You have two options, both which will move you out of the traditional mortgage arena. Firstly if you have assets that can act as security. Secondly if this is a large development deal then it is possible you could project finance this transaction.

    Funnily enough I had the same query this morning.  I am purchasing a BMV property and assumed that the Bridging company would give me 75-80% of the open market value which would have covered 100% of the purchase price.

    Alas no, they lend against the lower of the purchase price or market value.

    I spoke to an online broker and by the time all the fees had been added, it was effectively 20% interest rate I was paying over 12 months.

    I have details of another small company that I am looking to use, I cant recommend them though as I haven't used them yet, they were cheaper and more flexible than the other companies that  I spoke to.
