    BTL has rigor mortis! Graham Rowan is back!



    Yesterday, at the Property Investor Show, we caught up again with investment commentator Graham Rowan, to follow-up our somewhat controversial video called "BTL is dead!" which attracted over 100K views on youtube.



    Graham was keen to up-date us on his latest views as much has occurred since our last interview in April.

    With this latest video we issue a "political correctness" warning, so, if you are easily offended, then probably best move on.

    Also, the political views expressed by Graham in this video do not represent the political views of Property Tribes, which is a discussion platform to express views, and is therefore neutral, as a piece of software cannot have a political affiliation.

    The video is shared (and titled!) to galvanise landlords into engaging with the challenges, and, through that awareness, being able to take positive action and find solutions to them:

    I don't have enough wealth to be an Elite Investor, but Graham has been a major influence on my decision making, as has Property Tribes. Its always a pleasure to them in combination.

    One of the main pennies to drop was that there is a difference between BTL, landlord and property investor. I'm still coming to terms with opportunities outside property, but I certainly give them consideration.

    I think listening to someone who has different views to you is one of the best ways to learn.  So many gurus advise their following not to listen to anyone with an alternative view.  I regard that as very bad and disingenuous advice with a clear agenda behind it.

    I actively seek out those with a contrarian view to me, have a robust debate with them, and then look to revise my own opinions as the result of that interaction.

    I like to test my own beliefs against the views of others as I believe it vastly mitigates risk to be open-minded and be willing to consider someone else's viewpoint as part of the due diligence mix.

    As you know I have had my concerned over BTL for a long time

    Some Landlords have been quite hostile against me because of my views.  But I stick with them and I have yet to be proved wrong

    Rent Control will come regardless of who wins the next election

    I haven't seen a Political party yet who supports the BTL sector

    Boris spoke about wanting more home ownership at his last Political Rally

    It's going to be interesting to see where this sector is in five years !

    Your statements are extreme sometimes . Here is another one

    ``Rent Control will come regardless of who wins the next election``

    You simply don`t know . You are guessing .

    The parties themselves  don`t even know - so you cant possibly know 

    I enjoy your views if only to give me a chance to counter them with my view

    Technically we already have a form of rent control, if a tenant feels the rent increase advised by their landlord takes their rent to what they consider an unreasonable level when compared with other local properties they can apply to the FTT for it to review and set a rent level.

    Yes but stretching a point . And that`s not what DL means I suggest

    FTT is  an appeal system against a single landlord charging excessive rents

    Rent control in this case means across the board forced suppression of  rents for everyone

    The LHA freeze is perhaps a better example for across the board rent control as a concept

    This clearly doesn't work though as DHP is used routinely used  to top up LHA

    It therefore makes the LHA  freeze in essence a farce

    I was careful to use the word “Technically”.  

    That said, I don’t see how a blanket rent control would work, as an example take two bedroom flats in MK, I doubt they could all have the same rent applied to them, the difference in the standard of property is significant and would need to be reflected in the rent. 

    On balance I think rent control could only be applied to increases and not an initial rent on a blanket basis.  The alternative is to have a base rent and if a landlord wanted to charge more it would be referred to a tribunal similar to the current system.

    I cant think of any good reason why we will not see rent control

    BTL is heading down the road of More Regulation

    The Redress Scheme will come S20 will go and Rent Control will come

    Just because the PRS think it's a bad move wont stop it coming

    Govt has never really listened to us up till now I can see that changing fast

    We are an Evil they have to put up with, but I can see a lot more changes coming our way

    It will all cost more and when Rent Control comes, Landlords margins will be tight !

    If you look at the bigger picture of BTL you have not proved anything really

    I have forecast a lot of the things that are happening now and in the future

    I said there would be no change to S24

    I said Rent Control will come and Now MPs are talking about it

    I said there would be a redress scheme and providers are now starting to get ready to roll it out

    I also forecast a slow down in the London and the SE this has happened and it will spread

    I also said lending would get tighter and it has

    You have proved you can buy a house for 200k on the outer edges of the SE

    The only forecast you have made is Property Prices will rise ??? which I agree over a very long period

    You have not changed my views on anything But it must interest you because you always reply to my thoughts

    So they must have some importance otherwise you would ignore me.
