I bought, renovated and now rented out my first BTL property this year (end of sept) with no problems/contact from the tenant. However I was wondering do people regularly inspect their properties...obviously with the tenants permission etc.
what are people’s opinions and methods on this?
If you self manage I would do it every six months. If you have an agent, they should be doing it. As a landlord, property owner I would aim to visit all your properties annually depending on the visit reports.
Usually things happen during the year such as plumbing issues, damp, rodent infestations etc that act as a reason to call in anyway but Christmas is a risk time for fire accidents due to cheap xmas tree lights, candles etc so its good excuse for doing an annual fire alarm check and to make sure everything is OK with the property and tenants.
Hi Rich,Thank you for starting this discussion as this is a topic that needs much more of an airing.Mid-term property inspections are one of the most under-rated ways landlords can facilitate a healthy tenancy.I generally recommend that the first inspection takes place after three months after the tenant has moved in, to see how they are treating the property.After that, twice a year is adequate.Mid-term inspections flag up such issues as unauthorised pet, tenant not keeping property clean and tidy, tenant using property for nefarious purposes such as cannabis farm, condensation/damp/mould issues, unreported repair and maintenance issues, sub-letting, extra people living at the property who are not on the tenancy agreement etc.They can also flag up a tenant who is hoarding or who has some strange habits. Any emerging problems or issues can be nipped in the bud, which is a form of damage limitation, as problems often become more expensive to resolve as they go on longer.See - Five very good reasons to instigate mid-term property inspections

When they first move in I get my inventory clerk to carry out inspection .
If all ok then around 6months later.
You get to know your tenants and I have a few I only go to yearly who have been with me over 10years.
Tenants dont always keep you up to date with more minor issues so chance to put right any probs .

Regular inspections (the agents do mine) are a must. Sometimes even 3 months for the initial one is too late.I had new tenants, a young couple, move into a flat at the start of this month. Last week I got an email from my solicitor, who is a friend of the lady who lives in the flat opposite.She sent him the following email: "He has recently let the property, however the new tenants are somewhat disruptive, not only are they noisy in the evenings but they have been smoking cannabis in there to, most recently on Monday evening and the previous Saturday (10th November). There has also been a group of 4 lads coming and going from the property. Clearly this is not going to help me should I re-market mine in the new year."
I'm still on that lifelong learning curve.
