    Buy to let in Manchester

    Hello Everybody

    I am a new entrant to this world and therefore would warmly welcome all your thoughts and suggestions regarding investment plan as below

    I am considering investing 50,000 pounds for an ex council house at granton area in manchester which is expected to give a rental yield of 3800-4200£ annualy

    I am intending to self finance it through my limited company as mortgage is not an option for me atleast for time being.

    Welcome to Property Tribes.

    Are you buying in Manchester because it is your home town and you know the area well ... or some other reason?

    Is an ex-LHA flat the best option? Is there high tenant demand?

    What are the options to buy a terraced house? I think these are a better bet long term, will attract tenants who want to put down roots, and I much prefer houses to flats.

    Hi Abhee

    When you say Granton do you mean Gorton? If you do then can I suggest specialist letting agents in the area to find about tenant demand. The area has had it's problems in the past.

    I have enquired with a few local estate agents in gorton and i am told that there is reasonable rental demand.

    Is it possible to suggest a good chartered surveyor based in manchester?

    I am preferring Manchester because i live very close to manchester. And also it being a city i believe appreciation in rentals/value would be better.

    If you haven't done so already, you may want to contact Mike Brown (PT member) who owns over 100 properties in that area and runs a very competent lettings agency too.

    Thanks Gerry. We are investors in north and east Manchester. We have a large portfolio we own but also have a ARLA registered letting agents that manage around 400 property's in the area. We have our own building company and property maintenance company also. I have lived and worked in Manchester all my live.     At a recent property meeting the speaker said that planes from China will be landing soon with very rich investors buying everything around!!

    I don't whether to be overjoyed or very cynical as they were selling property courses.

    That will be great for us then. I have a couple of properties here close to where all the Man U footballers like to hang around. If you know anyone who wants them, we can do a deal for about a million eachTongue
