    Generating Tax-Free Rent, NMLI (No Money Left In)& Infinite Returns – David Humphreys

    • Enjoy Tax Free Rents from Your Buy To Let Property or Your Buy To Let Portfolio
    • Buy a distressed property (auction) that is capable of being lived in at the time of purchase.
    • To qualify the property must have a functioning kitchen and bathroom with all mains connected.
    • Fixup the property and split the cost of fixup between Revenue Expenses and Capital Costs.
    • After letting the property, Revenue Expenses are deducted from the Positive Cash Flow of All the properties in – your Portfolio before tax is assessed.
    • If the Revenue Expenses are greater than the Total Positive Cash Flow of your Portfolio, resulting in a Loss for Tax – – Purposes, the Losses can be Carried Forward year-on-year until the Revenue Expenses are fully absorbed.
    • If a property with paper losses is sold, you keep the losses.
    • A property needing extensive fixup should result in a fixed up value greater than the cost of the property + fixup which, after re-mortgage, should release all your cash, possibly more.
