    Can landlord use PO Box as address on AST?

    Can a landlords address on a AST be a PO Box address?

    Well yes but the tenant has a right to demand your address under s21, Landlord and Tenant Act 1985 anyway so it's a bit pointless. Plus your real address should be on the Land Registry otherwise you are running the risk of fraud.

    Why does having a PO box instead of your real address on LR make you more of a risk for fraud?

    Yes, for England or Wales it just has to be AN address in England or Wales: can be your great aunt's address.


    But under s1 of LL & T 1985 tenant is entitled, if he requests in writing, landlords ACTUAL address or place of business.  And unless you're very very brave (risk of fraud..) putting the wrong address on Land registry (available in 1 minute online for £3..) gives landlord's address.  Plus with social media, neighbours, previous tenants etc etc not much you can hide;  So, why not be open & upfront?  I certainly want by tenants to be open &  upfront...

    Ok thanks, just had a new tenant turn up at my house once which caused alarm with my wife as the way she was dressed she thought she was a lady of the night.

    Lastly, if wish to amend an address on a AST witthout resigning, what is the process?

    I was just thinking about this

    If the property was owned via a Company could the AST have the head office address and Not a Directors address

    I use my accountants office address as the Company Head office so could that appear on the AST ??
