    Cannabis farms....

    .... Can blend in very well in a nice street. An empty recently refurbished house on the street adjacent to my office caught fire due to wiring changes. Apparently an early stage cannabis farm. Hopefully it wont affect me getting my two houses rented.
    On the plus side, it'll be back at auction again soon!

    Just finished the refurb of a 3bed detached, wrecked by the operation of a cannabis factory, while we worked on it, 3 others got raided within half a mile. I don't know how long they need to grow a crop, but police told the neighbours if it had continued another 6 weeks they would have harvested a £500k crop.
    This property was a real bargain, it was unmortgagable due to the crooks smashing out the bathroom and kitchen for extra space, they then by-passed the leccy meter, so the power was disconnected.
    I do feel sorry for the previous owner, he bought it as his first BTL and accepted a tenant with cash rent up front, so when it got busted , it required £30k refurb and was repo'd.
    We have filmed it at various stages and are currently editing the video to put on YouTube.

    We operate in an area that is very common practice for this. Some people actually live there whilst growing in the other room. There ar around 6 bust a month I believe. We have only had one serious one and that is when we first started around 8 years ago. We carry out property checks regular and here many excuses for not checking the bedroom which of course has a lock on it. I believe the profits ar around £1k a plant that is harvested every 3 months. Good money if you can get away with it

    If you want a secure tenant to reduce this cannabis farm risk; ensure full DD on tenant, obtaining a RGI policy.

    Do not accept anymore than 2 months rent as deposit and 1 months rent in advance no matter how much they offer.

    If they insist you say no as if you don't pay rent the RGI policy will kick in and you will be evicted and my rent will be paid by the RGI company so what do I care.

    That should send them on their way.

    Of course there would be the damage caused by the farm.  I don't think even LL insurance policies pay out for damage caused by criminal activity, though I can't see why not.

    But I've heard that the insurance refuse to pay out for cannabis farms.

    So of course you might get your rent paid by the RGI company but have a wrecked property so it still gets repossessed.

    It's a real dilemma.

    So on the logic of harvest time do you check every 2.5 months, just before they are harvested.

    Also if the leccy has been bypassed doesn't that flag up as you could contact the leccy company to advise of a meter reading as you have tenants there.

    If they don't have any reading there, bit dodgy isn't it.

    Surely they would then carry out their own investigations.

    Are there any places where possibly police give advice to LL as what to watch out for as it would be most useful.

    Paul carry out regular property checks. Ensure you get access to all rooms, including the loft. If you live close to the property drive by and see if you can smell it. On property checks ensure the electric hasn't got a by-pass on it. Normally a lot of different people attending the property is a sign. They need regular checking and as these are normally run by gangs several call round at different times. Many are front by decent people as they know that most LLs will do some checks, if they havnt been in trouble before the punishment is very little compared to the rewards that they can get
