    Checklist while visiting rented property.

    Hi All,

    May I know what should I be checking/doing/asking (to tenant) when going to see my rented property?

    Note: I am managing on my own (not through broker).

    In summary, pretty much everything.

    You’re checking that you are fulfilling your landlord obligations and that the tenants are looking after the property, you can use the inventory report as a reference guide.

    There is software you can use on your phone or you can use a simple paper checklist. I do visits approx every 4-6 months and call them maintenance visits.

    I go in every room and check the light switches, door handles, window catches etc, but also noting the condition of walls, floors, ceiling etc. I’ll run all taps, flush toilets etc.

    Minor repairs I’ll do on the visit anything else I’ll make notes and arrange a follow up visit.
