    Civil penalty from Council

Hi - what do people here know/think about these recently implemented civil penalties that can be levied by Councils? Paying the fine is one thing  - but how much damage can they do to your future ability to operate as a landlord or borrow for new BTLs/re-finance existing?

I am being paperwork-checked at the moment by a local Council as part of Selective Licence auditing: recently they have queried some of the documents/said I've failed to provide certain things.

Not been issued an enforcement notice, warning, etc. so I wonder if they would jump straight to a Civil Penalty. There is nothing like a missing gas safety, tenant complaints, failure to protect deposit, stealth HMO, etc. - BUT but this council has a reputation for being v. aggressive!

It's the 'black mark' impact that is more worrying than any monetary fine

    Thank you
