    Contacting Home Owner for Private Sale

    I recently got an email from an estate agents of a property that "might" come on the market, it was very clear that they had not been instructed on this property yet.

    This agent also happens to be the worst agent I have had the misfortune to speak to, I've had times in the past where they will not pass my offers to the sellers, also times they have laughed at my offers only for the property not to sell and go to auction later and sell below what I offered!

    Anyway, I am interested in this property, and due to the fact I don't trust these agents at all, I'm considering writing directly to the owner of the property to see if they are interested in a private sale before they instruct this agent. I already got the report from the land registry so I have their name / address.

    Have any of you had experience with writing letters like this? Any example templates that you know of that I could try using?

    I have a feeling the address is an old address (it's a commercial property, I've done some digging around on companies house etc), however I do have an address for their accountants, would it be worth speaking to their accountants, or would they refuse to speak to me?

    Always worth a try. 

    As it can be seen as a little unconventional, I would have your conveyancer ready and let the owner know who your conveyancer is. Accountant is a good start and offer to show you have funds or borrowing available. 

    I would stay away from s template and just be transparent.
