    Contractors

    Good evening all,

    Just a quick question, to ensure you get the best contractors carrying out work on your property or your clients properties, what things do you look for in a contractor and what do you avoid or be wary of?

    Hi Robert,

    We look for a track record doing the kind of work we are looking to have done, testimonials from other customers and speaking to them directly and visiting previous projects and current projects, proof of insurance, meeting some of their team of tradespeople, having a discussion with them about their standards, signage and health and safety on their sites, possibly some indications of their solvency, checking that they seek payment after work is completed not in advance, similarly on that that they have credit terms with suppliers so don't need payment in advance for materials. For larger projects then we would expect them to be VAT registered. I would then do some due diligence on their reputation online, check Companies House etc. We would give some small jobs initially and see how they get on with those and then assign something more major. For jobs completed we would inspect the work and make sure it is up to standard, making sure the finish quality is right, materials costs are not unreasonable...and they have cleaned up after themselves.
