    Creating a guardianship

    This paragraph from the attached guide has got me thinking:

    The government does not endorse or encourage the use of property guardianship schemes as a form of housing tenure. It is important that anyone currently acting as a property guardian, or considering entering such an arrangement should fully understand their rights and responsibilities, as property guardianship differs from a residential tenancy.

    I seem to have the key ingredients in place:

    I have a jointly owned PPR that I can't immediately sell or remortgage due to complications arising from a foreign divorce, that I intend to vacate. I have an estimate of 12 to 24 months to obtain a financial order through the courts, if I proceed. I'm a lodger landlord with consent to let but not grant exclusive use from the lender. I have insurance to let rooms but the property must not be vacant for more than 1 month. I have a property company that could manage the guardianship.

    Has anyone gone down this route or have any thoughts?

    Plan A is to sell, plan B is to convert to BTL, plan C is to continue with lodgers, Plan D is find an alternative, Plan Z is repossession.
