  • HMO & Multi-Lets

    Demand for HMOs in Mansfield or Nottingham city

    I have recently visited Mansfield and Nottingham and wuz looking to buy a 5 bed HMO in these two places.

    Iz there demand for room lets in these towns? What kind of tenants would I get in Mansfield? Working class or benefits?

    Best advice is to look for Rooms To Let in that area or place a dummy ad of your own to see how many calls you receive and what type of tenant is looking in your price bracket. Don't forget to word the advertising so it's open to all and make sure the spelling is correct!

    Also try Spare Room, Gumtree and there are other websites dedicated to room only lets. You may also want to consider students?

    Hello Tyronne there is excellent demand for HMO's in Nottingham. I'm HMO letting agent in Nottingham (*Moderator note: Link removed as member has not passed probation*) and demand is excellent throughout the city.

    This year demand has been particularly good as there has been a higher influx of students coming into Nottingham wanting HMOs and a good general demand as we have a lot of big employers here.

    As for Mansfield I would be careful, although prices are a lot cheaper its kinda not a city market so less demand from students, less overall demand and a much weaker economy with less travelling professionals. If you want any information about HMOs in Nottingham hit me up with a message.

    In the case of Nottingham City be aware the City Council say there are 8,000 HMOS in the city.

    They have an Article 4 covering the entire city.

    An additional HMO licensing scheme plus a selective licensing requirement for all BTL in the city.

    I would say despite this there is still very good demand for HMO in Nottingham, ok so we have a lot but the demand for HMO is good. Mike

    I would also suggest you have a look at Nottingham City Councils website, Councils publish planning applications and the decisions online, have a look at the approval rate for applications.

    If its low then the approach would be to purchase an existing Licensed HMO.
