    Dining room or sitting room?

    Hello everyone

    I have been rent to renting a property and using it as a 5 bed hmo.  It had a kitchen and a dining room but no lounge.

    As I am thinking of buying this property now I would really appreciate your advice about what potentially to do about the lack of lounge?

    Do I just keep a dining table in the 1 common room, which they can sit and eat at, or do I have a sort of 'coffee table' (low in other words) with a couple of small sofas around it.  The second option gives them the comfort of a sofa but it is less convenient / easy to eat at.

    During the time that I was managing it I never had complaints about the lack of lounge, but now that it is potentially going to become my asset I really want to maximise the appeal of the property for future tenants.
