    Dishonest EA property details

    I don't know why in 2018 certain EA's are still trying it on with dodgy sales details, but in the last week I've seen 2 blatant cases of EAs taking the p1ss with their details. They are both very well known EA's.

    The first one who describes the property as "presented in excellent condition" used photos from at least several years ago before it was rented out and thrashed. Currently there is 'furniture' in the property that looks like it was decades old already in the 70s, not the neat lifestyle furniture in the glossy brochure. Even the walls were different colours to how they currently are!

    The second one has pictures of the property when it was freshly renovated before the current owner (who I spoke to today) moved in 2 years ago.

    I have looked at about 5 different agents details in this area and 2 of them so far are blatant BS'ers.

    Why do they keep doing this?

    Its not difficult, they are all under pressure to sell pp now near xmas as they need their comm payments.  With competition very fierce on the high street many will closing down and laying off staff in the new year. Also on line selling is picking up making the traditional EA redundant. No more letting fees etc puts further pressure on.

    Agreed - no excuse but for many EAs the last decade has been terrible - with sales volumes down 50/60% hence inevitable contraction in the sector.

    Higher SDLT is no help as it stagnates the market and persuades many to extend rather than move.
