    Do all lenders require c4 planning?

    Dear All,

    I am trying to purchase a property that has 4 double bedrooms and has a flat that is 29sqm. 

    The flat isnt an issue as there seems to be lenders willing to lend even though it's not 30sqm. 
    The issue is, do all lenders require c4 planning or are there lenders out there who are happy to accept rental history as proof? Can you please help.

    Depends on the mortgage you are looking for? If you are basing rental income as an HMO you need HMO consent (there are usually a few who will waive this but at the very expensive end of the market).

    Sounds like you will have some good SDLT savings! Make sure your conveyancer is on top of it.
