    DPS or TDS?

    Hello,

    What deposit schemes do you all use and what is your experience like with them?

    Previously I used the DPS but now with the TDS.

    The TDS have a great new guide to inventories. 

    As I like to produce my own inventories I thought it would be better to use the TDS guide so as to make the reports as unbiased as possible and within their own guidelines.

    yes thats it. I also give a copy of this to the tenant so they can see that I have created an inventory in a fair manner.

    I have accounts with both , use the custodial and insured schemes. (Custodials were those once held by an agent) I prefer the insured scheme, not expensive and saves the palaver of getting tenants to keep their details updated. Much easier if I have the deposit and can return it to the the tenant by bank transfer.
    Had no problems with either, once i’ve “released” a deposit the tenant has had it back in a timely manner. I’ve never had a dispute so can’t comment on that side of things.

    I have always used custodial with DPS but on the next one im going to go down the insured route I think as like you said, we had an issue with tenants keeping their details updated.

    This is the TDS account on PropertyTribes. We'd love to tell you our scheme is better because we try to deliver the best service possible for landlords.
