    Early AST ending

    Hi

    I got a tenant who signed a 6 months AST and now wants to leave after 2 months.

    The AST requires that a minimum of 4 weeks notice should be given either side of the intention is to terminate the AST.

    I didn't get 4 weeks notice and got barely 2 weeks  and also will cost me another £500 or so pounds in getting new tenant plus other costs .

    AST clauses requires that tenant to pay costs to re-tenant the property if they terminate before the end AST date.

    Considering above , I am asking tenant to pay for 2 weeks notice and cost to re-tenant the property. Do you think this can be deducted through DPS claim as supported by signed AST?

    If this is an agreed deduction then you should get it in writing from the tenant. Essentially you are entitled to seek rent for the rest of the fixed term and this is what the DPS will enforce
